Phase 1 of Downtown Reach, a phased residential community on more than three acres off the Linford Pierson Highway, five minutes from George Town. The first release delivered 52 homes: 30 one-bedroom apartments, 10 two-bedroom apartments and 12 two-bedroom townhomes, with a shared pool, gym and play area. The buildings are insulated blockwork under standing seam metal roofs, with impact-rated windows, on a raised and well-drained site, a specification chosen for storm resilience and running cost as much as for first cost. Aimed at first-time buyers and rental investors, the scheme had to be delivered at a price point that left no room for overruns, and each phase had to stand on its own numbers before the next began. We acted as client representative and project manager through delivery.
