What this service is

Capital allowances consultancy identifies the expenditure within a property purchase, construction or refurbishment that qualifies for tax relief, and evidences it to the standard a tax authority requires. Nautic carries out the surveying and cost analysis behind a claim: inspecting the asset, measuring and apportioning the expenditure, and producing the detailed schedule your tax adviser relies on.

A capital allowances claim is a construction cost exercise before it is a tax one. Separating the qualifying items credibly takes measurement and evidence.

How an instruction runs.

  • Brief and fee. A short conversation about the property and the purpose, followed by a written fee proposal with the scope and basis of appointment stated plainly.
  • Inspection and information. We attend the property and gather the drawings, contracts, policies or accounts the instruction needs.
  • Analysis. Measurement, costing and evidence gathering, the part that decides whether the conclusion holds up under scrutiny.
  • Report. A clear document with the conclusion at the front, the reasoning behind it, and the assumptions declared.
  • Follow-through. We remain available to explain, defend and act on the advice, to a lender, an insurer, a board or a tribunal.

Do you give tax advice?

No. We are chartered surveyors, not tax advisers. We provide the survey, measurement, cost analysis and evidence; your accountant or tax counsel determines and files the tax position.

Which properties are worth reviewing?

Any significant acquisition, construction or refurbishment, particularly where services-heavy uses are involved, such as hospitality, healthcare, offices and retail, typically hold more qualifying expenditure than plain warehousing.

Can historic expenditure still be reviewed?

Often yes, depending on the jurisdiction and the rules that apply. We can carry out the survey and analysis; your tax adviser will confirm what remains claimable.
