How much does a chartered surveyor cost in the Cayman Islands?

It depends on the property and on why you need the work done, so there is no single figure worth quoting. A valuation of a condo for lending is a different piece of work to a hurricane damage claim or a cost plan for a new development. Tell us the address and the purpose and we will put the fee in writing before anything starts. Quotes are free and there is no obligation to proceed.

What should I do after storm or hurricane damage to my property?

Make the building safe, then photograph and film everything before any clearing up begins, keep damaged items where you can and keep every receipt for emergency works. Report the claim to your insurer promptly. From there a loss adjuster measures the damage, prices the reinstatement and agrees the settlement. We act on hurricane, flood, fire and storm claims across the Caribbean and can attend the property to assess it for you.

Do I need a survey before buying a property in Grand Cayman?

Accepted Answer

You are not required to have one, but buying without one means taking the condition of the building on trust. A buyer's survey looks at the structure, the roof, the windows, water ingress and the mechanical and electrical services, and puts a cost against anything that needs attention. On a strata property it is also worth reviewing the strata accounts and the reserve fund before you commit.

Who can value a property for a bank, a sale or probate in Cayman?

Lenders, courts and executors will normally want a valuation from a firm regulated by the Royal Institution of Chartered Surveyors, prepared to the RICS Valuation Global Standards. Nautic is RICS regulated and carries full professional indemnity insurance, so our reports are accepted for lending, sale, purchase, probate, matrimonial and insurance reinstatement purposes.

What does a quantity surveyor actually do?

A quantity surveyor looks after the money on a construction project. That means the cost plan before anything is built, the tender documents and the comparison of prices, the monthly valuations of work done on site, the pricing of variations when the design changes, and the final account at the end. On a well run job the effect is that you know what the building will cost before you commit, and you know where you stand every month after that.
