What this service is

A valuation is a professional opinion of value prepared to a defined basis and purpose. Nautic is regulated by RICS and prepares valuations in accordance with the RICS Valuation, Global Standards, known as the Red Book. We value residential, commercial, industrial, land and development property across the Cayman Islands for lending, transaction, probate, matrimonial, insurance and reporting purposes.

A valuation is only as good as its evidence and the standard it is prepared to. Every Nautic valuation states its purpose, its basis and its evidence.

Working with Nautic

How an instruction runs.

  • Brief and fee. A short conversation about the property and the purpose, followed by a written fee proposal with the scope and basis of appointment stated plainly.
  • Inspection and information. We attend the property and gather the drawings, contracts, policies or accounts the instruction needs.
  • Analysis. Measurement, costing and evidence gathering, the part that decides whether the conclusion holds up under scrutiny.
  • Report. A clear document with the conclusion at the front, the reasoning behind it, and the assumptions declared.
  • Follow-through. We remain available to explain, defend and act on the advice, to a lender, an insurer, a board or a tribunal.

What is a Red Book valuation?

A valuation prepared under the RICS Valuation Global Standards. It sets mandatory requirements for the basis of value, assumptions, inspection, evidence and disclosure, which is why banks, courts and auditors rely on it.

How long does a valuation take in Grand Cayman?

For a standard residential property, typically a few working days from inspection to issued report. Commercial, development and portfolio instructions take longer and are quoted individually.

What is the difference between a valuation and an appraisal?

In practice the terms are used interchangeably in the Cayman market. Both describe a professional opinion of value; what matters is the standard it is prepared to and the purpose it states.

Do I need a valuation for probate?

Usually yes. An independent valuation at the date of death establishes the value of the estate's property and is normally required to administer the estate.
