What this service is

Development consultancy tests whether a scheme works before money is committed to it. Nautic prepares feasibility studies and residual land value appraisals, stress-tests viability against cost, revenue and programme, advises on phasing and procurement strategy, and monitors construction spend on behalf of lenders and funders.

The decisions that determine whether a development makes money are made before the first drawing. We model them properly, including the ones a developer would rather not test.

Working with Nautic

How an instruction runs.

  • Brief and fee. A short conversation about the property and the purpose, followed by a written fee proposal with the scope and basis of appointment stated plainly.
  • Inspection and information. We attend the property and gather the drawings, contracts, policies or accounts the instruction needs.
  • Analysis. Measurement, costing and evidence gathering, the part that decides whether the conclusion holds up under scrutiny.
  • Report. A clear document with the conclusion at the front, the reasoning behind it, and the assumptions declared.
  • Follow-through. We remain available to explain, defend and act on the advice, to a lender, an insurer, a board or a tribunal.

What is a residual land value appraisal?

It calculates what a site is worth by taking the value of the completed development and deducting construction cost, fees, finance and developer's profit. What remains is what the land can support.

At what stage should a feasibility study be done?

Before the site is bought, or before an option is exercised. A feasibility study is inexpensive relative to a site purchase and is the cheapest opportunity to say no.

What does lender monitoring involve?

Acting for the funding bank: reviewing the cost plan and contract at the outset, then certifying each drawdown against work actually completed and reporting on cost to complete.
