A full gut and refurbishment of a private home at 27 Boreal Street, West Bay, Grand Cayman. The house was stripped back to its structure and rebuilt inside. A strip-out of this kind is priced on what is found as much as on what was drawn: once finishes come off, the condition of the structure, the roof and the services decides what can be kept and what has to be replaced, so the budget needs a sensible allowance for the unknown and a clear process for pricing it as it appears. We acted as project manager and quantity surveyor, from the cost plan and tender through programme, valuations, variations and the final account.
