Valuation & Advisory

Buyer’s Advisory in the Cayman Islands

The survey costs a fraction of what the roof will.

What this service is

Buyer's advisory is independent due diligence carried out for a purchaser before exchange. Nautic inspects the property, reports on its condition and defects, costs the repairs that will be needed and over what period, reviews strata and service charge exposure where relevant, and advises whether the price reflects what is actually being bought.

A buyer sees a property for an hour, usually with an agent, usually with furniture in the way. We look at it as a building: how it is constructed, how it has weathered, what the next ten years of maintenance will cost, and what in the contract or the strata documents will become the buyer's problem on completion.

  • 03

  • 04

Independent commentary on whether the asking price reflects condition and market evidence.

  • 05

    Negotiation support

Evidence you can put in front of a seller, rather than an opinion you cannot substantiate.

Working with Nautic

How an instruction runs.

  • Brief and fee. A short conversation about the property and the purpose, followed by a written fee proposal with the scope and basis of appointment stated plainly.
  • Inspection and information. We attend the property and gather the drawings, contracts, policies or accounts the instruction needs.
  • Analysis. Measurement, costing and evidence gathering, the part that decides whether the conclusion holds up under scrutiny.
  • Report. A clear document with the conclusion at the front, the reasoning behind it, and the assumptions declared.
  • Follow-through. We remain available to explain, defend and act on the advice, to a lender, an insurer, a board or a tribunal.

FAQ

Buyer’s Advisory, questions we are asked

Is a survey necessary if the property is newly built?

Yes. New buildings carry defects too, and a survey during the defects liability period is the window in which the developer is still obliged to put them right at no cost to you.

What is the difference between a valuation and a survey?

A valuation states what a property is worth. A survey states what condition it is in and what it will cost to keep. Buyers frequently need both, and they answer different questions.

Do you review strata documents?

Yes. Reserve fund levels, planned capital works and the history of special assessments frequently matter more to a purchaser's total cost than the condition of the unit itself.
