What this service is

Risk engineering is the assessment of a property before a loss occurs: how it is built, how it will behave in a windstorm or flood, what it would genuinely cost to reinstate, and what can be improved to reduce that exposure. Nautic produces insurer-ready risk engineering reports for individual buildings and whole portfolios across the Cayman Islands and the Caribbean.

Cayman sits in the hurricane belt, and underwriters price that risk from information. Good information lowers it. A Nautic risk engineering survey documents construction type, roof covering and fixings, envelope and opening protection, drainage, plant location and elevation, and gives both the owner and the underwriter a defensible view of exposure and value at risk.

How an instruction runs.

  • Brief and fee. A short conversation about the property and the purpose, followed by a written fee proposal with the scope and basis of appointment stated plainly.
  • Inspection and information. We attend the property and gather the drawings, contracts, policies or accounts the instruction needs.
  • Analysis. Measurement, costing and evidence gathering, the part that decides whether the conclusion holds up under scrutiny.
  • Report. A clear document with the conclusion at the front, the reasoning behind it, and the assumptions declared.
  • Follow-through. We remain available to explain, defend and act on the advice, to a lender, an insurer, a board or a tribunal.

Risk Engineering, questions we are asked

What is a reinstatement cost assessment?

It is an assessment of what it would cost to rebuild a property today, including demolition and site clearance, professional fees, and inflation over the rebuild period. It is the figure your buildings sum insured should be based on.

How often should a reinstatement cost assessment be updated?

Most insurers expect a formal reassessment every three years, with indexation in between. In a market with volatile construction costs, annual review is prudent.

Do you survey whole portfolios?

Yes. We survey strata schemes, commercial portfolios and government estates on a consistent scoring basis so results can be compared asset by asset.
